The Exchange Building is a restored 1910 landmark at 2nd & Court in Downtown Memphis — 202 apartments across 19 floors, owned and operated by the same people who answer the phone. We hold furnished units back from the nightly market specifically for project crews working Memphis.

Not hotel rooms. Real apartments with full kitchens, in-unit space to spread out, parking arranged a block away, and a leasing office in the lobby. Booked by the week, rolling, with no fixed term — because a job that was supposed to run eight weeks rarely runs eight weeks.

Rotation
Swap names, not units

Your crew rotates. Ours is one unit on your account for the length of the job — send us the new names and we re-key it. No re-registration, no new deposit, no rate reset, no charge.

Billing
One invoice, direct bill

Approved accounts are invoiced weekly or monthly against a PO — one line per unit, your job number on the invoice. No per-room card holds, no crew member fronting a deposit on a personal card and waiting on an expense report.

Schedule slip
Weekly terms, not a lease

Rolling 28-night cycles. Add units as the crew ramps, release them as trades finish, with 7 days' notice and no termination penalty. You are never holding a 12-month lease on a job that demobilized in March.

Per diem
A kitchen beats a receipt

Full kitchen, cookware and in-building laundry in every unit. Crews on M&IE per diem keep far more of it than they do eating out nightly — which is usually what makes the whole assignment pencil for the traveler.

Night shift
Arrive at 3 a.m.

Smart-lock entry with codes issued ahead of arrival, and staff on site around the clock. Nobody waits at a front desk for a night-shift check-in or a lost key.

Trucks
Parking arranged, a block away

The building has no lot of its own. We set crews up at the Premium Parking garage at 21 S. 2nd St, about a block south — $126 per month per vehicle, or $20 a day at the Court Avenue lot. Send us the plates and we handle it. Oversized trucks and trailers have to be checked first, so ask before you commit a fleet.

Crew rate card

Two products, and the difference is how long you commit — not how long you end up staying. Both are per furnished unit and all-in on the room rate: utilities, WiFi, linens and kitchenware included. Tiers are set by units live on your account at once, so the rate improves as the crew ramps rather than only in hindsight. Every weekly tier sits under the $129/night GSA lodging per diem for Shelby County.

Which one you want depends on what you can commit to. Crew Weekly rolls in 28-night cycles — add units as the crew ramps, release them as trades finish, nobody signs anything long. That flexibility is what the weekly premium buys, and for most crews it is worth it. Project Residence is for a unit you already know you need for three months or more; it is materially cheaper per night, and it is the right answer for a long single-trade assignment. We will tell you plainly which one is cheaper for the stay you are describing — but we quote it up front rather than switching you mid-stay, because the two are different agreements with different tax treatment.
Two to a two-bedroom is the cheapest way to house a crew. At the 3–5 unit tier that is $78 a head per night — comfortably inside a $100/day lodging per diem, with roughly $150 a week left in your crew's pocket. We hold 57 two-bedrooms. Tell us the head count and we will work out the unit count.

1BR standard. 2BR at +$300/week or +$550/month; 3BR and 4BR lofts quoted on request — a 4BR loft is normally the cheapest way to house a crew of four, and two crew sharing a 2BR works out around $49 a head per night. Rates exclude Tennessee and Shelby County lodging taxes and the tourism-improvement-district fee, which are pass-through and appear as separate lines on the invoice. A one-time $125 turn fee applies per unit per occupancy, not per name change. Rates are held for 30 days from quote, and for the full committed term once an account is opened.

Refer a crew, earn on it

Two separate things, deliberately kept apart: the discount you get for housing your own people, and the commission you earn for sending someone else's.

Corporate account — you take the rate

Book your own people and you get the volume rate above. No commission is paid on your own bookings; the discount is the benefit, and it is worth more than the commission would be.

Somebody else's crew
Referral partner — you take a commission

7% of net room revenue, for as long as they keep booking through your link. Your subs, your vendors, the trades you share a job trailer with, the firms you hand off to. They get the same crew rate they'd get calling us cold — you get paid because you sent them. Partner terms are confirmed in writing before the first booking.

  • You get a tracked link and a code. Anything booked through it is attributed to you automatically, and stays attributed on repeat bookings.
  • Commission is on net collected room revenue only — never on cleaning, taxes or the TID fee. Those are pass-through and aren't ours to share, and nothing is paid on a booking that hasn't been paid for.
  • Paid monthly in arrears by ACH or check, against a self-billed statement we send you, and capped at $2,500 per unit per year. We pay companies, not individuals — never someone who books on their own employer's behalf. US payees receive a 1099-NEC where the annual total requires one.
  • A GC can do both at once. Take the volume rate on your own crew and earn 7% when your subs book on your link. Those are different legal entities, so there is no conflict.
  • No exclusivity, no minimum, no term. Stop sending people and nothing happens except that you stop getting paid.
