I. Check-in location
9 N. Second Street
Memphis, TN 38103
We're on Second Street between Court and Madison — one block south of Court Square. Exterior renovation is underway, so you'll see scaffolding out front; the lobby is fully open. Use the Second Street entrance.


Loading in or out? Pull into the unloading zone right by the building just long enough to carry your bags in, then move your car to one of the parking options in Section X.
II. Building entry
Getting in is quick — no physical key for the main door. Unlock the Second Street entrance with your personal door code: the last four digits of the phone number on your reservation (your check-in instructions confirm your exact code).
- Go to the Second Street entrance. With exterior renovation underway, this is the door to use.
- Tap the reader beside the door to wake it.
- Select “Enter PIN,” then type your code.
- The door unlocks — you're in. The same code works every time, throughout your whole stay.




Double-check it's the number on your reservation and try once more, then reach the building team (Section XV) and we'll sort it out right away. The wall intercom by the entrance can also dial the office — press 3333.
III. Before you arrive
Three quick things for a smooth, no-wait check-in:
- Email your arrival window. Send your approximate arrival date and time to lease@membnb.com so we can have your keys and unit ready.
- Submit pet & ESA paperwork (if it applies). Upload current immunization records (rabies and any others your vet provides) ahead of time. An ESA additionally needs a letter from a licensed mental-health professional. Pets without current records on file are not permitted in the unit.
- Have your first payment ready. Your reservation confirmation lists your rate and what's due by arrival day. Bringing a check or money order avoids the card fee entirely (Section VI).

IV. On arrival day
Have these ready: a government-issued photo ID (driver's license, passport, or state ID), your first payment per your reservation confirmation, and pet/ESA records if applicable.
- Arrive at 9 N. Second Street — the lobby entrance is on Second.
- Enter at the Second Street door — tap the reader, choose “Enter PIN,” and key in your personal code (Section II).
- Sign in on the iPad in the lobby — required for every guest, no exceptions. Tennessee lodging law requires every guest to register at the front desk (Tenn. Code Ann. § 68-14-604).
- Present your photo ID to the on-site staff member. Only the person who made the reservation may check in and receive keys — make sure the name on your ID matches your government ID and the reservation on file. Another adult may check in for you only if management approved it, by name, in advance.
- Collect your keys. Staff hand over your keys and walk you through your unit assignment, Wi-Fi access, and building basics.
V. Early arrival & early check-in
Every check-in is after 4:00 PM. Standard check-out is 11:00 AM, and units are cleaned between guests — so whether an early check-in is possible depends entirely on that arrival day's workload.
We can prioritize your check-in if you request it ahead of time or on the morning of arrival — but early check-ins are never guaranteed, even then. Selecting an earlier arrival time when booking is only a request; it does not mean an early check-in has been authorized.
Approved early check-ins carry an early check-in fee of $35. Want to drop your bags instead? Luggage storage at the office is available for a small storage fee — ask the front desk for the current rate. Message us on the day and we'll share status as the unit turns over.
VI. Extensions, rent & payments
Extensions. Want to arrive before — or stay past — your booked dates? Email lease@membnb.com in writing as early as possible; extensions are subject to availability and billed at the current weekly or nightly rate on your confirmation. A week of stay equals six billable nights (the checkout day isn't a billable night).
Paying rent. Your reservation confirmation lists your rate and schedule — for weekly stays, payment is due by Monday of each week. Online card payments carry a 3.5% convenience fee. To skip the card fee entirely, bring a check, money order, or cashier's check to the office — payable to Exchange Building Leasing, with your unit number on the memo line.
Deposit. A refundable deposit (minimum of one week's rate) is collected before check-in and returned after move-out provided there are no damages or missing items. Unpaid balances — including utility overages — are deducted from the deposit.
VII. Cancellation policy
14 days is the cutoff.
- Cancel 14 or more days before arrival → 100% refund.
- Cancel within 14 days of arrival → 50% refund.
Refunds go to the original payment method. To request a change or cancellation, use the “Request a change” button on your booking page, or contact lease@membnb.com / 866-977-1145. Date changes are subject to availability and may change the rate.
VIII. Your apartment
Every unit is furnished room by room: full-size refrigerator, electric range & oven, dishwasher, microwave, coffee maker, basic cookware, silverware and dishware in the kitchen; couch, end tables, floor lamps, smart TV, fast Wi-Fi, and blackout curtains in the living area; a made bed with an initial set of sheets and pillowcases, closet with hangers, and bedside lamp in the bedroom; shower, starter toilet paper, and a small towel set in the bathroom.
Starter supplies — replenish on your own afterward: one set of sheets & pillowcases · small towel set (bath, hand, wash) · starter roll of toilet paper · paper towels · small shampoo, bar soap, and dish soap. This is standard for furnished stays — plan a grocery run in your first week. Nearby: Walgreens at 100 Peabody Place, South Main Market, ALDI on Union, Kroger on Madison.
Bring your own: extra towels and toiletries if you prefer them, laundry detergent (no in-unit washer/dryer — shared coin laundry is on the 19th floor), groceries, and personal items.
IX. Heating, cooling & power
This is a historic 1910 building with its own character and quirks — a few simple rules keep everything comfortable and fee-free. Cooling differs by apartment: some units have portable AC units, others have central-air thermostats.
Setting it colder freezes the AC compressor, which then starts leaking — it can come through the bathroom ceiling, and it may damage the compressor itself. Once frozen, the AC must be turned OFF to thaw out before it will cool again, and repairs or ceiling damage from this may be billed to you. Keep it at 70°F or warmer.
- Portable AC units: set the unit to Cool mode. First flip the wall light switch on (it powers some outlets), then switch on the unit itself.
- Hot weather expectation: during summer months the air conditioner will cool the apartment, but it may not blow freezing-cold air. Keep bedroom doors closed so the cold air circulates within the room — it cools off much faster.
- Switched outlets: some bottom outlets are controlled by the wall light switch. If an outlet, lamp, or AC unit won't power on, make sure the wall switch is ON first, then check that the device itself is turned on.
- Heating: space heaters are provided in the apartment for cooler days.
Each unit has its own electrical panel. In some apartments, running several high-draw appliances at once — say the hair dryer and the microwave — can flip a breaker, and the hot water heater, lights, or some outlets stop working. Open the electrical panel, find the tripped breaker (it rests in the middle), flip it fully OFF, then back ON. Still out? Submit a maintenance request (Section XI).
X. Wi-Fi, facilities, mail & parking

Trash: chute in the hallway, just left of the elevators — bag your trash before dropping it down. Cleaning supplies: shared supply room on the 15th floor (inside the trash room); please return items after use. Laundry: coin-operated washers and dryers on the 19th floor, to the right; a bill-to-coin change machine is on-site.

The front office signs for parcels and notifies you when something arrives. Pick packages up promptly, and bring a photo ID for anything that needs a signature.
Parking — nightly & monthly options
Parking isn't included in your rate and isn't arranged by the building — but there are easy options within a short walk:
- Metered street parking (nightly/short stays) — $1.50/hour, meters run 8 AM–6 PM. Free on Sundays & holidays and overnight from 6 PM to 8 AM. Spots open up around the building after 5 PM.
- Premium Parking garage — 21 S. Second Street (nightly or monthly) — about a 2-minute walk; look for the tall vertical PARK sign. $26/day or $126/month, unlimited in-and-out. Pay per license plate at premiumparking.com/p2720 (support: 844-236-2011).
- Court Avenue lot — 157 Court Avenue (nightly) — a large lot with hourly & daily rates, $20/day. Pay per license plate at the on-site machine.
- Other monthly lots nearby typically range $90–$130/month — ask the office if you'd like pointers for a longer stay.


XI. Maintenance requests
Something broken or not working in your unit? Submit the maintenance request form at aeropms.com/maintenance-request — that form is the appropriate (and fastest) channel: it routes straight to the building team and lets you attach what we need to fix it right the first time.

- Urgency levels: Significant (no A/C, broken lock, fridge out, persistent leak) · Routine (works but not right — drip, slow drain, loose hinge) · Cosmetic (whenever someone's next here — touch-ups, bulbs)
- Attach photos or video — it usually saves a diagnostic visit.
No phone handy? Email lease@membnb.com, use the maintenance card in your guest portal, or tell the front desk and they'll file it for you.
For an active fire, gas smell, major flooding, or a medical emergency, call 911 before submitting a request — then notify the front desk (866-977-1145) so staff can direct responders. During a fire alarm, leave via the nearest stairwell — never the elevators. In severe weather (tornado watch/warning), move away from windows to an interior hallway or bathroom and follow staff instructions.
XII. Utilities
Your rate includes a $100/month utility allowance (MLGW). Each unit has its own smart meter and electrical panel, so each unit receives a separate MLGW bill. Charges above $100 are billed directly to your unit and due within 3–5 days of invoice; unpaid balances are deducted from your deposit. Summer utility rates rise in Memphis — please conserve electricity to stay within the allowance.
XIII. House rules & reminders
- Registered guests only. No visitors beyond those named on the reservation; maximum occupancy is strictly enforced. No third-party check-ins without advance approval.
- No parties, events, or gatherings.
- No smoking anywhere in the building (cigarettes, cigars, marijuana, vaping) — a $200 charge applies as posted.
- Quiet hours: 10 PM – 8 AM. Please be mindful of shared walls and neighbors.
- No firearms, explosives, or weapons on lodging premises, and no property dangerous to others (Tenn. Code Ann. § 68-14-605).
- Fire safety: no open flames — candles, incense, or grills. Never cover or tamper with a smoke detector. A false or unwarranted fire alarm activation caused by a guest carries a $400 penalty per occurrence plus liability for fire-department response fees.
- Don't rearrange furniture or decor — if you move something temporarily, please return it.
- Pets & ESAs require current immunization records (rabies, etc.) on file; ESAs also require an LMHP letter. Pre-submission is preferred.
- Right of entry: management may enter the unit for emergency repairs — especially water leaks, electrical hazards, or anything that risks damage to the building or other units.
- Initial supplies are a starter set; replenishing them (including laundering sheets and towels in the 19th-floor coin laundry) is your responsibility.
- Liability & insurance: neither the Exchange Building nor its management is responsible for loss, theft, or damage to personal property. Renters' insurance is strongly recommended — a basic policy is typically $10–$20/month. Guests are responsible for damage to the unit or building caused during their stay.
- Check-out (before 11:00 AM): return keys to the front desk. Late check-out is by request only, subject to that day's cleaning schedule, and may carry a fee.
XIV. Guest notices — transient occupancy (Tennessee)
Stays booked through Exchange Suites are short-term transient lodging in a designated guest suite of a lodging establishment (Tenn. Code Ann. § 68-14-601). Your stay creates no residential lease and no landlord-tenant relationship: the Tennessee Uniform Residential Landlord and Tenant Act does not govern transient occupancy in lodgings subject to occupancy taxation (Tenn. Code Ann. § 66-28-102(c)(3)).
Every guest must register at the front desk and present government-issued photo ID; the guest register is retained as required by § 68-14-604. Your right to occupy the suite ends at your scheduled checkout unless a new reservation is confirmed in writing — remaining after checkout or after management revokes consent is occupancy without the owner's consent (§ 39-14-405) and grounds for ejection (§ 68-14-605).
Your stay and building access may be revoked if you break the house rules. Under § 68-14-605, management may remove a guest for nonpayment; intoxication or disorder creating a nuisance; reasonably believed unlawful use of the premises; bringing property dangerous to others (such as firearms or explosives); violation of laws relating to the lodging establishment; or violation of a posted establishment rule — including the house rules in Section XIII. No rule is applied on the basis of race, creed, color, national origin, religion, sex, disability, marital status, or age.
These notices are also posted at the front desk and in your suite as required by § 68-14-606. Tennessee law looks to the substance of an occupancy, not labels — this notice applies to genuinely transient stays; long-term residents are governed by their written leases and the URLTA.
